Motherby House B&B and  self catering Flitch Cottage are ideally placed for Lake District walkers, C2C cyclists or motorcycle touring.

  • Our guest house has three-bedded and four-bedded family rooms, which can also be let as single or double.
  • For B&B we will only be taking bookings from one group at one time to help with social distancing etc.
  •  Self-catering cottage has two three-bedded rooms, a kitchen / dining room and bathroom.

We are in the hamlet of Motherby, between Penrith and Keswick, just north of the Lake District National Park boundary. Penrith is six miles away, Ullswater four miles, Blencathra six miles and Keswick 12 miles.

Motherby House is an 18th century grade II traditional farmhouse, but with renewable energy biomass heating. Sympathetically modernised, the house has lost none of its original charm. Hooks embedded in the ceiling’s oak beams show where bacon was once cured and log fires add to the warm homely atmosphere.

There are three-bedded and four-bedded family rooms which can also be let as single or double. We do not make a single occupancy charge, and one-night stays are available as well as weekly bookings.

The bedrooms are spacious with tea and coffee making facilities TV and Wifi. Relax or curl up with a book in front of the log fire in the comfortable lounge.

We serve a hearty English Breakfast to start your day. Packed lunches are also available on request with a large selection of fillings.

We source food locally where possible, and you can also try our home-made jams and marmalade. We cater for vegetarians or other food requests – just let us know in advance.

For the comfort of all guests Motherby House is a non-smoking establishment.

Flitch Self-Catering Cottage

Flitch Cottage is the former coach house and is also heated by the biomass boiler.

The Cottage has two bedrooms, a kitchen-diner and a bathroom.

Bedrooms each sleep three persons and all bed linen is provided.

Kitchen-diner is fully equipped and includes a microwave and television.

Drying room and secret walled garden are also available for cottage guests.

Behind the house is a sheltered courtyard with access to locked cycle store and off road motorbike parking.

And then there is the ‘secret garden’, through the door in the wall, overlooking an ancient orchard, butterflies in the summer and views south to the Lake District.

Staying at Motherby House B&B or Flitch self-catering cottage you are just four miles from the shores of Ullswater, often described as the English Lake District’s most beautiful lake, with Ambleside and Grasmere on the far side of the Kirkstone Pass. We make a perfect base for walking the northern and eastern fells of Lakeland, including the popular Helvellyn, Blencathra and High Street mountains.

We can also offer advice on where to go – we know the area extremely well, since we have both been in the Patterdale Mountain Rescue Service for many years.
